Tenant Selection:
It is important to have the best possible tenants in your property. We select tenants only after checking referees, and being satisfied of their ability to look after the property and pay the agreed rental. We use Baycorp to run a credit check on prospective tenants
Rent Collection:
We proactively monitor rents to ensure they are paid on time. Should a tenant fall into arrears we would contact them promptly, to arrange the outstanding payment.
Property Inspection:
Approximately every three months we inspect the property thoroughly. This is to ensure that it is being well cared for and that any maintenance issues can be dealt with in a timely fashion.
Landlord Liaison:
We organise a detailed account every month and you receive the rents, less our fees, credited to your bank account on the first business day of every month.
Fees:
8% + GST on all rents received and maintenance work organised by us.
$25.00 plus GST per inspection carried out by us.
All fees are tax deductible as an expense against the property income, therefore reducing the real cost significantly. For blocks of flats or property that is likely to require excessive oversight we would negotiate a more suitable fee.
